The Renters’ Rights Act 2025 brings the biggest changes to the UK private rented sector in decades. With major reforms taking effect from 1 May 2026, landlords must start preparing now to stay compliant, protect their properties, and maintain smooth tenancy management.

Phase 1: Tenancy & Eviction Reforms – From 1 May 2026
The change:
Landlords will no longer be able to use Section 21 notices. All future evictions must be carried out using updated Section 8 Grounds for Possession with a valid, legally defined reason.

Review your processes and ensure you have clear evidence for any future possession claims.
The change:
All Assured Shorthold Tenancies (ASTs) convert to Assured Periodic Tenancies (APTs) on 1 May 2026.

Tenancies become rolling from day one. Tenants can leave with two months’ notice, and landlords must rely on Section 8 to end a tenancy.
Two major new grounds have been added:
Restrictions: These cannot be used in the first 12 months of a tenancy, and the property cannot be re-let for 12 months afterward.
Phase 2: Property Standards, Transparency & Tenant Fairness
Landlords must not unreasonably refuse a pet request.
A key protection: you can require tenants to carry pet damage insurance.
Tenants can challenge unfair increases at the Tribunal.
This brings new expectations on property quality, including preventing damp, mould, ventilation issues, and safety hazards.
